The overall concept for the project aims to maximize views to the sea by concentrating the building mass in one single elevated linear structure, leaving a generous common garden on the opposite side. Pilotis free up the ground plane, allowing the landscape to flow beneath the buildings while creating a generous entrance and open views from east to west. Courtyards and lightwells penetrate the apartment floors, bringing light to the inner areas while providing private outdoor spaces that complement the generous balconies along the outer facades. Pilotis, the multitude of courtyard spaces allowing for a strong connection from inside to outside, and a bright and natural material palette reflect the local building traditions and specificity of Athens and Greece.
Each building is comprised of a series of different modules following a rational structural grid; every module contains a set number of apartments of different sizes, all sharing a common entrance and vertical circulation. The Patios are the main feature of the interior of the units – a private courtyard brings daylight deep into the space, offers a shaded intimate outdoor space and provides access to the roof terraces. Patios are designed for full privacy. The roof garden has a common swimming pool to be enjoyed by all tenants, as well as private terraces for individual apartments, that offer an unobstructed panoramic view to the sea, the mountains, and the city center of Athens.
The same architectural language is used across all four plots to create a recognizable and specific identity for the entire project. Projecting balcony slabs provide passive sun protection to the fully glazed facades. This horizontality is broken by a series of vertical programmatic, circulation and structural elements that give the buildings their expressive sculptural quality. The balconies are designed as a standardized system of structural steel frames hidden in the party walls between each apartment. These walls can be individually complemented with different elements such as jacuzzis, planters, benches or stairs giving direct access to the garden.
Beyond the common architectural massing and engineering principles, a shared material language is used throughout. The bright and warmly colored mineral finish, fully glazed timber framed façade openings, and marble terrazzo flooring refers to the traditional color and material palette of the Greek coastal areas.
